Do I need a Level 2 Home Survey and What is a Level 2 Home Survey?

A RICS Level 2 Survey, formerly known as a Homebuyer Report, is a visual inspection designed for conventionally built properties in reasonable condition. It identifies significant issues such as dampness, subsidence, and structural concerns, providing a clear overview without invasive procedures.

Our surveyors provide a detailed, comprehensive report based on their findings keeping the reporting specific to the property. The is reinforced with extensive photographs for each element and condition ratings in an easy-to-read format.
Buying a home, it is one of if not the largest investment you’ll make in your life. It is vital to understand the condition and what you are buying which will not always be seen when a house viewing takes place. Whilst it is not as in depth as an RICS Level 3 Building Survey it highlights any defects, what the next step is and what the timeline in getting them repaired is.

Trad Mod recommends choosing a Level 2 survey if you’re looking to buy a property which is more modern or recently built, a flat or bungalow built from conventional and traditional building methods.

This is one of the most common choices for a house survey for people as it’s a comprehensive high-level survey that caters to more modern properties. If your property doesn’t fit within these guidelines, then we’d recommend a Level 3 Building Survey as this is more catered to properties that require a more thorough inspection.
