A Professional Consultant Certificate (PCC), formerly known as an Architects Certificate, is a vital legal document used in the UK construction and mortgage industry. If you are building a new home, converting a barn, or creating a block of flats, most high-street banks and building societies will not lend money on that property unless it is covered by either a Structural Warranty or a Professional Consultant Certificate.

A Professional Consultant Certificate is not a “retrospective” document. To be valid and robust, the consultant must be involved throughout the construction phase.

· PCC (Professional Consultant Certificate): This is a certificate of professional opinion. If a structural defect occurs, the homeowner must prove that the consultant was negligent in their inspections to claim against their Professional Indemnity Insurance. It lasts for 6 years.

· Structural Warranty (Latent Defects Insurance): This is an insurance policy. It typically lasts for 10 or 12 years and covers the cost of repairing structural defects regardless of who was at fault.
