Snagging Survey
A Snagging Survey (or Snagging List) is a specialist inspection designed specifically for new-build properties. Unlike a traditional structural survey, which looks for major age-related defects, a snagging survey identifies “snags” and defects —decorative spoils, functional failures, or breaches in building regulations left behind by the developer.
Why do I need a Snagging Survey?
When you buy a brand-new home, you expect perfection. However, modern volume housebuilding often involves tight deadlines and multiple subcontractors, which can lead to rushed finishes or overlooked details.
A professional snagging survey provides an independent, expert eye to catch issues that a homeowner might miss during a casual walk-through. It ensures that your NHBC (or equivalent) structural warranty is backed up by a developer who finishes the job to the required standard.
When do I do my snagging survey?
If the opportunity is presented before exchange of contracts or before you move in. This will allow the best inspection of the property as once there is belongings there may be areas that are covered up.
However, you have up to 2 years to complete a snagging survey after you purchase your new build home with your developer being responsible for fixing issues reported in this time period.
