Residential Surveys

These services are mainly aimed at consumers (both private and professional) who are in the purchasing process of a property and / or who already own a property.

Level 3 Building Survey

From £650

 A Level 3 survey, also known as a Building Survey or Full Structural Survey, is the most comprehensive type of property survey, providing a detailed analysis of a property's condition, including its structure, materials, and services. It's recommended for older, larger, or significantly altered properties, or when major renovations are planned. 

Level 2 Home Survey

From £450

 A Level 2 survey, also known as a Homebuyer Survey, is a visual inspection of a property by a qualified surveyor to assess its overall condition and identify any significant issues. It's suitable for conventional properties in moderate to good condition and provides detailed information about the property's condition, potential repairs, and future maintenance needs. 

Snagging survey

From £395

After buying a new build property or have work done on a property a snagging survey is carried out to identify any defects that may still exist. These are measured to Warranty, Building regulation and British Standards. This should be carried out within the first two years of purchasing the property. 

Pre-completion inspection

From £350

This is a survey that is carried out before you complete on the purchase of the property and are entitled to carry out whether by yourself or by a qualified third party which follows  the guidelines set out by New Homes Quality Board.

Specific Defect (condition) survey

From £350

A survey carried out to investigate a specific issue this could be damp, roofing defects, structural issues. Understanding why a defect occurred is the best way to remediate it.


Commercial / Professional Surveys

These services are for those that are working with property in a commercial sense or working on construction projects.

Pre-ACQUISITION surveys

P.O.A

A detailed inspection to determine whether the property is appropriate for the required needs and is a sound investment. 

Schedule of Conditions

P.O.A

A detailed, written record of a property's condition at a specific point in time, usually used to protect both landlords and tenants in lease agreements. 

Clerk of Works

P.O.A

 A Clerk of Works provides on-site oversight and inspection of construction projects, ensuring adherence to plans, specifications, and regulations. They act as the client's representative, monitoring quality, progress, and safety to identify and address potential issues, ultimately helping to ensure projects are completed to the highest standard.
